
BESPOKE APARTMENT SEIJOGAKUEN-MAE is renovation project transformed a single-building rental tenant building located in the shopping district in front of Seijogakuen-mae Station into a structure where each floor is leased separately. The first and second floors were converted into shell-and-core tenant spaces, while the third and fourth floors were transformed into SOHO-style residences. The design features a dynamic composition that exposes the structural framework, creating an industrial atmosphere. The choice of finishing materials and color palette adds a touch of Seijo's characteristic elegance.
The existing building had been converted for single-building rental, with the staircase relocated from its original position. We restored the staircase to its original location, enabling direct access to each floor from the street. Given its proximity to the station, the third and fourth floors are designed not only for residential use but also for SOHO-style work. Movable storage and shelving allow for flexible customization of the open space to suit various uses.
Exposed fireproof cladding and steel frames remain visible, with kitchens and vanities also constructed with rugged steel. This highlights the structure's robust elements while adding quality through large-format floor tiles, ceramic counters, and simple fixtures. The glass-enclosed wet areas define the space, bringing an open feel to the entire unit and allowing light from the front windows to reach deep into the rooms.
The third floor, characterized by its calm terracotta-colored wall tiles, features compact wall-mounted kitchens and washbasins to maximize open space, while the existing concrete floor is left exposed to create a casual atmosphere. Movable storage units on rollers allow residents to divide the space according to their preferences.
The fourth floor, with its large slanted windows, has a loft built into the high ceiling above the stairs. While the overall color scheme is a calm monotone, moss green tiles cover one wall to add accent. The large counter in the center of the unit can be used as a cooking counter or desk, creating possibilities for various activities.
